Achieving LEED Gold: True Digital Park's Sustainable Success
True Digital Park, as Southeast Asia’s largest tech and startup hub, operates as a comprehensive digital ecosystem for startups, bringing together various resources and opportunities within a single locale. With its guiding principle of "One Roof, All Possibilities," True Digital Park has integrated intelligent technology to conserve energy and promote environmental friendliness. It has achieved LEED Gold certification from the United States Green Building Council, a testament to its commitment to combat pollution and elevate environmental standards.

The Journey Towards LEED Gold Certification

True Digital Park's journey towards LEED Gold certification has been marked by several notable achievements. The project incorporates cutting-edge technology and innovative solutions to create a sustainable and eco-friendly environment. Some of the key features that contributed to its LEED Gold certification include:

  1. Renewable Energy Generation

True Digital Park harnesses the power of solar cell technology to generate renewable electricity. By utilizing solar energy, the project reduces its reliance on traditional energy sources, thereby reducing its carbon footprint and promoting sustainability.

  1. Smart Building System

To enhance electrical energy efficiency, True Digital Park incorporates a "Smart Building" system. This system optimizes energy usage, monitors and controls various building functions, and ensures the efficient operation of electrical systems throughout the park.

  1. Fahsai: City-Level Air Purification Tower

True Digital Park takes air quality seriously and has implemented the Fahsai air purification tower. This tower ensures clean, PM2.5-free air for those within the project and its adjacent areas. By prioritizing clean air, True Digital Park creates a healthy and conducive environment for its occupants.

  1. Green and Outdoor Spaces

The project has dedicated over 20,000 square meters of green and outdoor space, transforming them into public areas that enrich the quality of life for the Punnawithi community. This commitment to creating green spaces not only enhances the environment but also mitigates flooding risks in the surrounding regions.

The Seven Key Areas of LEED Certification

The LEED certification scoring criteria encompasses seven key areas, each contributing to the overall sustainability and environmental friendliness of a building or project. These areas are:

  1. Water Efficiency (WE)
  2. Sustainable Sites (SS)
  3. Materials and Resources (MR)
  4. Indoor Environmental Quality (IEQ)
  5. Energy and Atmosphere (EA)
  6. Regional Priority (RP)
  7. Innovation in Design (ID)

True Digital Park has excelled in each of these areas, earning its LEED Gold certification through its commitment to sustainability and technological innovation.

  1. Water Efficiency

True Digital Park chooses to use water-saving toilets or has automatic on-off control devices. The used water from the retail section is treated to be reused for flushing, resulting in a reduction in water use by as much as 40.10% compared to the normal water use. The remaining water is also used to water the plants. This makes it possible to reduce the use of water for watering plants by up to 100% (100% non-potable water for irrigation).

  1. Sustainable Sites

The project has designed as much green space on the ground and green space on the roof as possible. In addition to creating a good environment, it also helps prevent flooding in the surrounding area. The project attaches great importance to this matter. To prevent impacts on surrounding communities, True Digital Park wants to reduce rainwater overflowing on the ground by 25% before the project is developed. Therefore, it is designed to have a hard surface area that water can penetrate and has an area to receive rainwater, treat it, and reuse for watering plants.

  1. Materials and Resources

The project uses materials that do not cause pollution nor release hazardous chemicals. The materials chosen such as paints, coatings, adhesives, and grouts emit low volatile organic compounds (Low-VOC content) to improve the environment in the building. It is not harmful to the health of people in the building and the quality of the environment inside the building.

  1. Indoor Environmental Quality

Indoor environmental quality is crucial for the health and well-being of the occupants. True Digital Park prioritizes indoor air quality by implementing advanced ventilation systems, using low-emitting materials. By providing a healthy and comfortable indoor environment, True Digital Park creates a conducive space for productivity and well-being.

  1. Energy and Atmosphere

True Digital Park uses a district cooling air conditioning system that uses water as a cooling agent. The cooled water from the Central Chiller Plant will be sent to each section of the main pipe, then distributed to different parts of the building. This system saves energy compared to air cooling and more efficient than an Individual Water-Cooled System.

  1. Regional Priority

True Digital Park promote alternative transportation options, enhancing outdoor spaces, and implementing measures to mitigate flooding risks. These efforts reflect the project's commitment to addressing local environmental challenges and creating a positive impact on the community.

7. Innovation in Design

The project has embraced advanced technologies and creative approaches to achieve sustainability goals. These include the integration of smart building systems, the utilization of solar cell technology, and the implementation of the Fahsai air purification tower.

True Digital Park's LEED Gold certification is a testament to its commitment to sustainability, innovation, and environmental stewardship. By prioritizing energy efficiency, water conservation, and indoor environmental quality, the project has created a sustainable and eco-friendly hub for technology and startups in Thailand. True Digital Park serves as an inspiring example for future projects looking to integrate technology, sustainability, and community building to create a better and greener future.
